A commercial rooftop-unit decision is rarely controlled by age alone. Use this framework to compare operating risk, diagnostic confidence, remaining exposure, system fit, project execution, and total cost.
Define what happens if the unit fails again: tenant disruption, lost hours, product risk, indoor conditions, safety escalation, or damage to adjacent systems.
Separate observed symptoms from measured causes. A repeat failure with an uncertain root cause makes a cheap repair harder to compare with a scoped replacement.
Review the frequency, cost, and pattern of prior work. Ask which major components and known deficiencies remain outside the proposed repair.
Confirm that capacity, ventilation, controls, electrical service, curb, roof loading, drainage, access, and occupied-space requirements are addressed—not assumed.
Compare lead time, temporary cooling, crane and roof coordination, permits, shutdown window, commissioning, warranty, and who owns each interface.
Add repair price, expected repeat work, downtime exposure, energy use, maintenance, financing, project management, and replacement timing. Keep estimates as ranges.
